What you're Limiting in Home Inspections


In recent years, it has become incredibly common for buyers to waive or limit their home inspection, in efforts to get their offer accepted. As TCs, we have seen this in countless offer contracts, written up in a variation of ways. But do you know what these key terms mean in regards to a limited inspection?


Environmental

Limiting an inspection to environmental defects means you will focus on potential hazards such as mold, asbestos, and radon.


Safety

Safety defects in a home inspection identifies potential hazards that could harm the occupants of the home, such as faulty electrical wiring or a lack of smoke detectors.


Mechanical

This focuses on the systems and equipment that keep the home running, such as the HVAC system, hot water heater, major appliances, etc.


Structural

Structural inspections focus on the integrity of the home's foundation, framing, and load-bearing elements, such as the roof and walls.


If you are encouraging your clients to limit an inspection contingency, be sure you are selecting the terms that are most relevant to the sale. This can potentially be a deal-breaker if not worded correctly in the offer contract!
