The Ultimate Final Walkthrough Checklist


One key step in the real estate process is the final walkthrough, which takes place just before the closing. This is your clients' last chance to inspect the property and make sure that everything is in order before they sign on the dotted line. To ensure that nothing is overlooked during the final walkthrough, use this checklist to review all of the items that need to be inspected, as well as any repairs that were agreed upon during the negotiation process.


Pre-Walk Through Notes for Realtors
  • Confirm that your clients have all documentation and identification needed for closing.

  • Confirm the keys will be at the closing.

  • Obtain invoices for any completed repairs.

  • Confirm the closing time, date, and location with all parties including your clients, any attorneys, the title company, lenders, and the seller's agent.

  • Request the listing agent remove any signs and lockboxes from the property upon closing.

Exterior Inspection
  • Inspect any outdoor areas, such as decks, pools, patios, and fences.

  • Walk around the perimeter of the house, checking for any unexpected issues with the siding, gutters, and roof.

  • Inspect windows and doors to ensure they open and close properly, and that the locks are working.

  • Inspect the landscaping to ensure that it's been maintained.

  • Verify that the garage door and any remote controls are working properly.

  • Test any outdoor lighting.

Interior Inspection
  • Turn on and off all lights and ceiling fans.

  • Test all appliances, including the stove, oven, dishwasher, refrigerator, and microwave.

  • Run water in all sinks and tubs to check for leaks and water pressure.

  • Flush all toilets to ensure they are working properly.

  • Check for any signs of water damage or leaks in the ceilings, walls, and floors.

  • Test the heating and cooling systems to ensure they're functioning properly.

  • Check for any signs of pest infestation.

Miscellaneous Details
  • Verify that any agreed-upon repairs have been completed.

  • Confirm that all personal items have been removed by the seller.

  • Inspect the property to ensure is clean.

  • Confirm any necessary manuals, security codes, and remote controls are in the home.

  • If there are any issues, take clear and detailed photos/videos, and contact the seller's attorney or agent immediately.

By being prepared and thorough during the final walkthrough, realtors can help to ensure that their clients are satisfied with their new home and that the closing goes smoothly.
